Don't Overpay for Engineering

This is going to be short


So here's the thing...even though I've been in building and real estate since 1995 for building and 2015 for real estate, I still don't know everything regarding Building and real estate. Sounds Strange right? The truth is, I was "today years old" when I found out I could "re-use" a set of plans and cut the costs of those plans down by about 75%. Wow! In a world where Lumber prices, gas prices and you name it has gone up in price, it's nice to know the areas you can look to cut prices.


So the next time you go to a builder and you have this fantastic idea for your next home but you're dealing with everything that is happening in the year 2022, my advice is always going to be from here on out, check out the plans that have been built before.


This is a .33 acre lot. Now if you are like me, when you walk a lot that is .33 acres you tend to think that you can build the Taj Mahal on the lot especially if its flat which this lot is. Typically our appetite is bigger than our stomachs and that is the same when you view lots. You need to keep in considerations the set backs. This being a corner lot, the CC&R's have rules where the front, the back the corner all have to have a 25' set back. That takes out a huge portion of "buildable" living space.

So, the next time we meet up let's look into "Re-use" plans. That means 2 things...One, it is 75% less expensive on the plans themselves, and Two, It only took 3 days to get the engineering back. Most Engineers in Utah are taking 4-5 weeks. The clock is ticking when you have already made an offer on land and you only have 45 days for due diligence.
