Our Process

The steps of your process: Our process is simple really. We just like to take them one step at a time.

First - is to locate your property. All real estate experts agree that it's all about Location, Location, Location! Find your dream spot first and foremost. If you don't have an agent...don't worry, because Inception Homes employ's licensed Real estate agents in Utah and  because we have real estate agents that are licensed and insured agents and brokers, we can assist you in finding, locating and purchasing land in Utah.

Second - is once you have either purchased the land or at least have the land under contract, we can help you with your Due Diligence by working with your architect or one of ours to work on the "Footprint" of your home. This is done through a plat map of your lot. (Now you see why we start with the location first.) The plat map will have the "setbacks" and "slopes" for your home. Also needed will be the HOA (if there is an HOA) contact and the CC and R's document. That will help the architect know how much material and what types of materials to be used based on an approved list the Architectural Review Committee (ARC) has come up with.

Third - now that you have the location and the plans, now you need an estimate of the construction costs. This is where Inception Homes provides you with a "FREE ESTIMATE" based on the square footage, the expected design and possible landscape or outdoor living areas. This part is not a Scientific approach since we understand the basic costs and we don't yet, have to go into the weeds or the details just yet. This estimate just allows you to take the plans, the estimate, to your local bank or financial institution to get a pre approval for the construction loan, lot loan or both. If you are pre approved or approved or have the cash, you can hire Inception homes to start preconstruction services. This is done through deposit and signing our "Pre Construction Services Agreement".

Fourth - Once we have your budget and your design proposal completed, you then sign the "Owner- Contractor Construction Agreement" we can have a construction Kick Off with our subcontractors, which is a little party we have so you can meet as many of the contractors working on your home, then sign off on the budget and you can close on your construction loan and Inception Homes can then submit the building application and once permits are paid for and received we can have your "Ground Breaking" ceremony and we can go to work on construction.

Architecture

We say..."The war is won in the general's tent" That is just our way of saying you can't do anything without a plan. You can also use your own architect or plans. Architecture, if done the right way, can save money and time.

Preconstruction

Once a security deposit is signed, Inception Homes is officially full time working for the next month or more helping you design, contacting contractors, going over the minutia and every detail of the plan so Inception can help you save money and value engineer. This way you will know the best bids AND you will know the most expensive bids and why.

Design

Why is design so important? Proportions, Sight lines, spacing and what goes in that space needs to be detailed and well thought out. Our designers will help flush out the areas in the home that can used well and what areas can be enlarged and what areas can shrink AND What areas to focus on and what areas will draw your attention.

Construction

Construction is anything that involves any item we focus on after you have put Inception Homes under contract to build for you. This is usually after we have received permits from the city and allows us to excavate.
